Plumbing can be one of the most expensive things to replace in your home. Often, by the time you are considering repiping, you are dealing with constant leaks, corroded pipes, mineral deposits in your water, low water pressure, and other plumbing problems. Since your homeowner’s insurance policy is designed to cover damages to your home, you might think that your policy would cover the cost of repiping your broken-down plumbing. Unfortunately, that is rarely going to be the case.
Water Damage and Plumbing Issues
If something goes wrong with your plumbing, chances are good that you’re going to experience some water damage. Even a slow leak can get under your tile or carpet and rot out your subfloor without you realizing it until the damage has become extensive. Imagine what a burst pipe will do to your home.
Typically, your homeowner’s insurance policy will cover repairs for water damage. However, it won’t usually cover the cost of repairing the plumbing problem that caused it. So if your toilet is leaking and your subfloor is rotted, your policy will likely cover replacement of the flooring but not repairs to the toilet or the plumbing.
One exception is if your plumbing problem was caused by negligence to your plumbing. In that case, your policy likely won’t cover anything. Proving that the issue was caused by negligence or was just an accident can be difficult on either side, so this likely won’t be an issue unless the circumstances are obvious.
Damage from Frozen Pipes
Frozen pipes present a special problem. You might think that any damage caused by a frozen pipe would automatically be covered since it was an accident. You can’t control the weather, after all. However, your insurance company could still dispute your claim on the grounds that you didn’t take the appropriate measures to keep the pipes from freezing, such as letting the faucet drip, insulating your pipes, or keeping the heat on inside.
Keep yourself covered by taking all the appropriate steps to protect your pipes when the temperatures drop. Don’t give your insurance company any ammunition to deny your claim.
Other Potential Disasters
There are certain occasions when repiping your home might be covered by your insurance company, but those occasions are likely to cause even bigger problems for you. For example, if you have a fire in your crawl space, that can burn through enough of your plumbing to require repiping, and your insurance company would cover that (assuming the fire was an accident). Or if a big storm comes through and causes a huge tree to fall through your house and damage a good chunk of your plumbing, you might need repiping, and that would likely be covered.
Obviously, you wouldn’t wish for a disaster to befall you to get your plumbing repiped, but it is reassuring to know that if something like that did happen, you would likely be covered.
Always check the details of your homeowner’s insurance policy to know what would be covered and what wouldn’t. If you aren’t sure, just call your representative to ask specifics. You may be able to get additional coverage by investing in a supplemental policy.
Of course, you can also protect yourself by working with an experienced and trusted plumber who can maintain your system and keep it in top shape. You’ll protect your pipes and ensure that they have a longer life span. You’ll save yourself on plumbing repairs and early repiping, as well as on repairs to your home from plumbing accidents.
